1. Acceptance of these terms

By browsing our site, creating an account, or booking a home, you agree to these Terms & Conditions and to our Privacy Policy. If you do not agree, please do not use the platform.

2. Our service

We list fully furnished, move-in ready apartments for stays of one month or longer. Photos, floor plans, and amenity lists describe each home as accurately as possible; minor variations in furnishings or décor may occur between photography and move-in.

3. Booking & confirmation

  • A booking request becomes a confirmed reservation only after we accept it in writing.
  • Booking confirmation is contingent upon successful identity and background checks.
  • You must be at least 18 years old and provide accurate information when booking.
  • The guest who books remains responsible for all occupants during the stay.

4. Payments & pricing

  • Prices are shown per night and depend on your move-in and move-out dates.
  • Rent for each stay period is charged in advance per the payment schedule shown at checkout.
  • Utilities, Wi-Fi, and standard amenities are included unless stated otherwise on the listing.
  • Optional add-ons (for example, pets at $100/mo per pet) are billed as listed.

5. Cancellations & early termination

Cancellation terms depend on your selected dates and are shown before you confirm a booking. In general, cancellations made more than 30 days before move-in receive a full refund of prepaid rent; later cancellations may incur a fee equal to a portion of the first month. Early termination during a stay requires 30 days’ written notice.

6. House rules

  • Move-in after 4pm, move-out by 11am, unless agreed otherwise.
  • No smoking inside any home.
  • No parties or events.
  • Respect building rules, neighbors, and quiet hours.

7. Guest responsibilities

You agree to keep the home in good condition, report damage or maintenance issues promptly, and allow access for scheduled maintenance with reasonable notice. You are responsible for damage beyond normal wear and tear.

8. Our responsibilities & liability

We are responsible for delivering the home substantially as described and for providing support throughout your stay. To the maximum extent permitted by law, our total liability for any claim is limited to the amounts paid for the affected stay. We are not liable for indirect or consequential losses.

9. Intellectual property

All content on this platform — text, photography, design, and software — belongs to us or our licensors and may not be reproduced without permission.

10. Governing law & disputes

These terms are governed by the laws applicable in the jurisdiction of the booked home. We encourage you to contact us first with any issue — most concerns are resolved directly by our support team.
